Off market in a public sense simply means not listing the property on the aggregators or portals such as Rightmove. Real off market, and often an initial universal stage for all listings, is when a property is offered to only a select few applicants. First through the door at this stage of “marketing” are buying agents. Why? Firstly, because buying agents represent the most serious, ready, willing, and able buyers, minimising the risk of fall throughs and offering a solid option for selling agents. Secondly, there is an agenda from selling agents to build relationships with buying agents for obvious reasons.
Having a trusted ally to represent you against the selling agent is crucial. Buyers often forget or misunderstand the fact that all selling agents work for the seller, not the buyer. As such, regardless of how personable they seem you must remember they are paid by the seller, the seller is their client, and regardless of a loose duty of care to the buyer, they are primarily tasked with acting in their client’s best interest and securing the best sale price possible. In contrast, a buying agent works for you, the buyer, thus they can be entirely objective as their only goal is to secure you the best possible property, whatever it is, wherever it is, and whoever it is represented by. I should also add we will never take on two similar searches at the same time e.g. the same budget, brief, location, we will always avoid a conflict of interests.
We often inform clients we are supremely confident of negotiating any given property at least x% better than they could independently, thus making our fee negligible. Slightly contrived sales pitch accepted, but hopefully the logic is understood. We are confident, where there is the opportunity, we will secure the best possible deal. The only caveat being this is dependent on the property we are looking to secure, variables such as area and demand accepted. For example, if we are looking a “unicorn” property that is likely to be in high demand, only available offline via reluctant sellers, our “value” is elsewhere, value in first refusal, finding the opportunity, securing the property against competing bids etc.
