Initial Meeting

We will always suggest a face-to-face meeting. It is important to get to know, and like, the person you will be working with throughout your journey. Personal relationships are at the forefront of what we do. We will use this meeting to get to know you, tell you more about us and our ethos, and establish exactly what you are looking for.

Follow Up

We will follow up with you in writing to ensure we have understood your brief, outline how we can help, offer suggestions and practical advice, and confirm our structure and fees.

Formalities

We require the client to sign our terms of business and pay our initial retainer fee. This is always offset from the final fee and is not an additional payment. We will need to complete compliance and ID checks on those involved in the transaction. We also suggest you introduce us to any existing agents you have been working with to ensure a smooth transition.

Search

We will begin to speak to our contacts at various agencies, work with active sellers directly, and ensure we initiate an off-market campaign prospecting potential homes. We will complete all necessary due diligence and begin to view properties on your behalf.

Reporting

We can report to you however is required. We suggest a WhatsApp group for quick communication, and a weekly or biweekly substantial email summary. We will work to deliver a shortlist of options and present our advice and research alongside each option.

Accompanied Viewings

Once we have collated our shortlist, evaluated the options, and listened to your feedback, we will arrange a viewing tour of the chosen best-in-class assets only. We will arrange for a chauffeur-driven car and advise you objectively in real time.

Feedback

We will listen to your feedback, offer our opinion, and either move forward with an option or repeat the cycle again with the benefit of additional real-time information.

Offer & Close

We will handle all negotiations with the selling agent. We will strategically plan based on our research and your position, working to achieve the best possible result for you. Once agreed, we will guide you through conveyancing to completion, including a final handover and walkthrough.
